
Tvistas
Occupying the first lot in along the Kaunas waterfront in the new Nemunaičiai masterplan development, the mixed-use apartment building Tvistas takes advantage of its prominent position to become a charismatic symbol of the neighbourhood. On its most prominent corner, a tribune staircase doubles as a grandstand for summer events in the adjacent plaza, while also providing access to a garden on top of the building’s single-storey plinth, where residents can relax while the public can take in the view or enjoy a drink on the café terrace. In one version of the proposed design, the historic water tower at the centre of the plaza is reimagined as a vertical circulation core, providing public access to a rooftop viewing terrace.

Located on the south bank of the Nemunas River, Nemunaičiai is an emerging neighbourhood being planned in multiple phases by developer SBA Urban. Catalysed by a pedestrian bridge that is soon to connect to Kaunas’ historic city centre, the new neighbourhood is notable for its mixed-use, urban qualities. Until now, this side of the river has been characterised by industrial uses along the riverbank – some of which are replaced by the new neighbourhood – and the sprawling, suburban Aleksotas district. Nemunaičiai therefore represents a critical moment in the development of Kaunas, as the city’s urban core expands to the other side of the river.
“For Kaunas, now is the moment to ask: what should the left bank of the Nemunas be like? How do we set the right precedent for future developments in the area?” says MVRDV founding partner Nathalie de Vries. “With Tvistas, we propose a future that is sustainable and social, eye-catching and unusual and yet highly functional. It is a design that references the architectural identity of Kaunas – a city known equally well for high modernism and historic vernacular architecture – but one that isn’t afraid to add its own twist.”
Tvistas sits on the north-west of Nemunaičiai’s second phase, next to the buildings of the first phase and close to the soon-to-be-built pedestrian bridge. The design features a plinth containing restaurants, cafés, and shops. A sweeping curve along one corner of this plinth invites pedestrians into the neighbourhood via a plaza, which features at its centre a reminder of the site’s industrial heritage in the form of a historic water tower. The roof of the plinth slopes down towards this curved corner, creating a tribune staircase. This tribune provides access to the public green roof of the plinth; split into public and private sections, this green roof provides a playground and communal garden for the residents, while the public portion includes a café terrace and a viewpoint by the river. The tribune also makes the building a centrepiece for the community, providing a place to relax and look out at the water and, in summer, a way to activate the plaza, with a ready-made grandstand from which to watch events.
Above the plinth, the cubic apartment block – which rises to a total height of 30 metres – appears to hover thanks to an intermediate layer encased in glass. The apartment block is rotated to align with the compass. This rotation improves the residents’ views of the river and the city centre, optimises sunlight hours for the apartments, and helps the building to stand out from its neighbours, affirming it as a landmark within the neighbourhood. The block contains 36 apartments across three main types, which can be merged to create larger configurations, offering flexibility for a range of residents and lifestyles. This landmark status can be further enhanced by one option presented in the project design: the green rooftop terrace on top of the apartment block could be made accessible to the public with the help of the neighbouring water tower, which could be converted with a spiral staircase and lift cores inside. With this addition, the design’s charismatic combination of unexpected industrial reuse, welcoming public amenities, and whimsical architectural forms would make it an unmistakeable symbol of the Nemunaičiai neighbourhood.
