Eleven Square masterplan advances: 478 rental apartments sold in Amsterdam's future tallest residential tower designed by MVRDV

A total of 478 rental apartments within Eleven Home, Amsterdam’s tallest future residential tower designed by MVRDV, have been sold to Bouwinvest Residential Fund. Together with 455 student housing units and 3.300 m2 of commercial space in other developments within the Eleven Square masterplan – also designed by MVRDV – next to the Johan Cruijff Arena, this transaction represents the largest new-build deal in the Dutch housing market to date, measured by the number of units. The sale marks an important milestone within the development of Eleven Square masterplan aiming to transform the heart of the ArenAPoort district in Amsterdam-Zuidoost into a vibrant, mixed-use district with over 1,100 homes.

Developed in collaboration with AM and Ballast Nedam Development, Eleven Square is conceived as a mixed-use district with public spaces, flexible work areas, and direct access to transit, retail, and leisure amenities. Located in the southeast of Amsterdam, opposite the Johan Cruijff ArenA, the development will bring together approximately 700 apartments for sale and rent, around 400 student studios, urban nature, and a broad mix of uses, all organised around a central public square. Featuring a diverse architectural approach, the masterplan places a strong emphasis on sustainability, urban integration, and community engagement.

At the centre of the Eleven Square masterplan MVRDV has designed Eleven Home, a 43-storey residential tower of 145 metres that will mark the skyline of the southeast of Amsterdam. With its striking façade fading from blue to green and articulated corner panels, Eleven Home integrates both aesthetic and functional elements. 

Every apartment in the tower is designed with natural light and panoramic views in mind, complemented by private loggias that create outdoor spaces for each unit. The innovative façade incorporates reflective surfaces that shift in colour depending on the weather, enhancing the building’s interaction with its surroundings. The upper floors of the tower are designed to accommodate four penthouses, offering expansive outdoor spaces with impressive views on the city. Acoustic measures are incorporated to provide residents with a quiet living environment, including noise buffers and soundproof loggias, despite the lively district below.

Nature and wellbeing are central elements of the Eleven Square masterplan and Eleven Home tower. The development incorporates green spaces, initiatives to support local biodiversity, and energy-efficient systems such as solar panels and green roofs – including a grand roof terrace with amenities for residents on top of the plinth Eleven Home.  

 The Eleven Square development is designed by an international team of architects: MVRDV, Gensler, Neutelings Riedijk Architects, and NL Architects. The project will provide approximately 1,100 apartments and student studios, along with around 70,000 m² of commercial space, including (flex) offices, restaurants, leisure and sports facilities, a hotel, a theatre, and a wide range of retail to the ArenApoort district of Amsterdam. Construction is expected to begin in the second quarter of 2026.
